Is it a wise decision to place your house on the market in December

Property group, RE/MAX said that selling your home during the December break can be challenging. 

There are a number of things to consider when trying to sell your home during the festive season. 

RE/MAX said that homeowners need to remember that many families are on vacation or hosting festive gatherings and this limits the amount of interest you may get in prospective buyers. 

Another major issue is the fact that several companies closed down during this period. 

The Deeds Office typically closes over the festive season, which can delay any transfers that are in the pipeline.

RE/MAX said that last year the Deeds Office was closed from 22 December 2023 to 2 January and a similar closure period can be expected for this year.

Many real estate professionals will also choose to take some time off over this period, according to Adrian Goslett, the Chief Executive Officer of RE/MAX SA.

“It is important to speak to your chosen real estate professional to find out what their availability will be over the festive season,” he explained.

“Likewise, if you are planning on being away, be sure to let your real estate agent know and arrange that they can still gain access to the property so that they can show potential buyers through the home,” he added. 

Keep it clean

Goslett said that a major thing that many homeowners don't think about is the state of their home during this festive period. He said that another challenge with selling over this time is keeping the home tidy while the children are on school holidays.

“Plan fun outings with your children to keep them entertained and out of the house. If budgets are tight, consider free or affordable activities such as a day at the park, the beach, or a visit to a relative’s house,” he said. 

The retail expert also said that sellers need to exercise restraint when it comes to holiday decorations, as excessive embellishments can hinder potential buyers' ability to imagine themselves in the property.

“Usually, when selling, the advice is to declutter and depersonalise the home. This can be tricky over the festive break. At a minimum, try to avoid over-the-top decorations that may distract buyers from seeing the home’s potential,” Goslett advised.

The real estate aficionado said that sellers need to get a knowledgeable agent who can navigate the market and ensure that the property gets the best exposure. 

“Selling your home in December can be a smart move, as motivated buyers are often keen to close before the new year. With the right preparation and marketing from the right agent, your home can attract the perfect buyer this festive season,” he said.
